We've seen construction from both sides — the builder's and the owner's. We know how projects are priced, how schedules slip, where money disappears. Most people with this knowledge become builders. We chose to put it to work for the owner instead. We started Prouvé because we believe that the person writing the check deserves someone at the table with the same construction expertise as the person cashing it.

Elevated Living Amongst the Redwoods

The owners had found their dream lot among old-growth redwoods — but the site had defeated every previous attempt to develop it. Steep terrain, floodplain constraints, and limited access had stalled the project. After two years, the site had been deemed unbuildable.

A custom home five hours from the nearest major city — courtyard living, wraparound porches, floor-to-ceiling glass. The owners were managing the project remotely with limited visibility into what their contractor was actually pricing and what their architect's drawings actually specified.
What we found

Six scope gaps between architectural drawings and contractor bids — items each side assumed the other was covering. In a remote market with limited trades, each gap would have surfaced mid-build as a change order at a premium. Total exposure: over $200K.

Every gap resolved before ground was broken. Design vision delivered intact — every courtyard, porch, and custom window system built as specified, with no contractor substitutions approved without architect sign-off.

Wine Country Retreat

A modern retreat built for entertaining — 10-foot ceilings, a show kitchen, and a secondary suite designed for rental income. The clients wanted luxury-grade finishes on a disciplined budget and weren't sure their builder's numbers were honest.
What we found

They were right to wonder. The builder's proposal bundled fees, markup, and material costs in ways that made it nearly impossible to see what anything actually cost. Our independent procurement analysis uncovered significant savings on finishes, fixtures, and millwork — savings the clients would never have known to ask for.
The outcome
Procurement savings alone covered Prouvé's fee nearly three times over. Every finish the clients wanted, delivered at a fraction of the builder's quoted price. Rental-ready secondary suite on schedule.

    Every cost is documented and approved before work proceeds. If our review misses a cost it should have caught, we credit your management fee for that phase.

  • Communication.

    A weekly Friday briefing on budget and schedule. If it's ever late, that month's fee is on us. It has never happened.

  • Flexibility.

    After the first 90 days, either party may end the engagement with 30 days' notice. We earn your continued trust every month.
